New homes and retail space at 142-146 East Street

What is proposed?

The proposals include:

• Demolition of the existing vacant retail unit (formerly occupied by Wilko) on East Street, decked car park and car park ramp accessed from Dean Street

• Construction of 71 new homes (a mix of 1, 2 and 3 bedroom apartments), 4 of which will be adaptable/accessible for those with physical impairments

• A new replacement ground floor retail unit on East Street (245m²)

• External courtyard spaces and roof terraces, providing outdoor amenity space for residents

• 114 indoor cycle storage spaces for residents

• Pedestrian access to the building from Dean Street and East Street

How will the proposals benefit Bedminster?

Housing affordability is a problem in Bristol, with house prices rising faster than nationally and much faster than average incomes. The cost of the median home in Bristol is nearly ten times higher than the annual earnings of lower income households. There is therefore an urgent need to provide new homes, and make the most of previously developed land to do so.

The plans will regenerate a currently disused site and provide much needed new homes in a location close to local services and retail, within walking distance of Bristol City Centre.

In addition, the proposals will result in a significant improvement to the visual attractiveness of East Street, Dean Street and Dean Lane, turning an existing concrete car park deck and ramp facing Dean Lane into an active frontage to complete the streetscape.

The plans will also see a financial contribution towards local infrastructure (as determined by Bristol City Council).
